What to check before choosing
- Schools: most international schools are in East Pattaya and towards Sattahip; check the morning drive.
- Hospitals: the main private hospitals are in Central and North Pattaya; 15 minutes matters in an emergency.
- Flooding: some low-lying sois flood in heavy rain. Ask neighbours, not agents.
- Noise: building sites and bars change a street quickly. Visit at night.
